Property description

Arena is situated in the south part of Saint Vlas. It is one of the largest living structures in the area.
The settlement has a key position among the nearest structures. It is connected with the yacht port Marina Dinevi - Saint Vlas, which has a capacity of over 300 yachts.
The plot has a steep slope to the south. It is situated between 4 and 40 horizontal above the sea level. The plot is situated below the main road, passing through Saint Vlas, in the direction of the villa settlement “Elenite”. A technical solution has been found to lead the rain waters out of the area, preserving the natural drain-pipe below the road in the lowest part of the gully. The rain waters will be collected in tanks, which will be used to settle the waters down. The urbanity model has been set using free architectural spaces of different storey, situated around green inner spaces with rock-gardens.
Because of its length (335 m.), the settlement ARENA is divided in two parts. Public establishments, serving the settlement, are situated in the middle part.
The structure, intended for living, consists of 12 buildings - 6 in the south and 6 in the north part of the settlement. There are 197 apartments of 22 to 193 sq.m., structured as one, two, three, four and five- room apartments and maisonette types. Some of the apartments have been designed as studios with attached saunas, stores and other subsidiary premises. The living rooms (one or more bedrooms in some apartments) have been designed so that they have a view to the sea.
The buildings from 1 to 6 are situated in the south part of the settlement, near the sea and they are of 4-5 floors; those ones from 9 to 14 are situated in the upper part and they are of 2-3 floors, except building 14, which is of 4-5 floors.
The apartments in building 1 are 43- 7 one- room apartments and studios of 22 to 71sq.m., 22 two- room apartments of 41 to 61sq.m., 13 three- room apartments of 83 to 110sq.m and one five- room maisonette type of 138sq.m.
Premises for guards, reception clerks and manager of the settlement, attendant’ offices, drying rooms, stores, premises for machines and electric installation have been designed in buildings 1 and 2.
The apartments in building 3 are only two bedroom ones. They are 30 of 53 to 74sq.m.
The apartments in building 4 are 21-17 two-room ones of 51 to 68sq.m and 4 three- room ones of 90 to 93sq.m.
Building 5 has 17 apartments- 15 two- room ones of 49 to 67 sq.m. and 1 two- room maisonette type of 42 sq.m.
There are 15 apartments in building 6-12 two-room ones of 50 to 81 sq.m. , 2 three-room ones of 75 sq.m and one four-room maisonette type of 123 sq.m.
Building 9 is a twin- type house. There are two one- family apartments of 193 sq.m.
Buildingс 10, 11, 12 and 13 are the same. The only difference is their situation and orientation.Each building has 2 two- room apartments of  56 sq.m. and 5 three-room ones of 77 to 91 sq.m.
Building 14 has 2 two- room apartments of 68 sq.m.,10 three- room ones of 81 to 94 sq.m. and 2 four- room maisonette types of 135 sq.m.
The public centre which is situated in the middle of the settlement is defined as building 7 and it has an open amphitheatre, SPA centre, fitness centre, disco, supermarket, a centre for children, an observatory, as well as their subsidiary and store premises.
Just above the public establishment, a church will be built.It will have a choir and crypt, defined as building 8.
Between the Public establishment and the crypt of the church a line of shops will be built- boutiques, church shops, book shop and newsagent’ s. Because of the fact that this passage will be built under the ground, lightning of the glass domes will be necessary.
The settlement has 75 parking places, situated in its upper part.
All the settlement is buried in greenery. Some exotic trees will be planted and this will turn the settlement into a more exotic and cozy one. Attractive rock- gardens and flower compositions will be set in some parts of the settlement. The water surfaces will give a cosy and unique aspect of the complex.
Developing the living structures and spaces, the designer has tried to reproduce the atmosphere of the Old Bulgarian architecture. The characteristic of the period large terraces above the first floor, narrow windows, large eaves, bay windows towards the street and the yard, high stone walls and domes, wooden gates, parapets and stairs have been followed while structuring the architectural image of the settlement. The living buildings of many storey have been “broken up” by using different materials, roofs at different levels, white plaster, breaking of the configuration, alternating battered and projected spaces and other architectural devices, which give to the architectural composition multi-planning characteristic of the Old Bulgarian architecture.
The facades will be finished using white mineral- based plaster shouldered with brown wooden elements. The socles, the first and some of the second floors will be finished with high quality stone coating. The roofs will be covered with tiles which look like the old one- guttered tile. The frameworks of the windows will be made of colorful aluminum profiles. The parapets of the windows will be made of wood and 1.05 m. above the level of the floor under the detailed drawing of the designer. All the wooden elements will be finished out using modern incombustible ground coats and finishing coatings.
The alley network has been developed into free picturesque shapes. A similar compositional approach has been followed while structuring the water surfaces, which are a combination of two swimming pools- one for children and one for adults.
The approach to each building is a footpath. There is an inner alley network.
The security of the complex is in charge of the best guards and it is all the year round.
All the apartments in the settlement are offered at “turn key”. According to your personal ideas of home, you can select high- quality materials for finishing the apartment, such as terra-cotta, wall colors, and sanitary facilities equipment. On your request we can perform an air- conditioning unit mounting as well as complete furnishing. Each apartment is supplied with cable TV.
